How is There (Still) Not an HOA??
One of the premier neighborhoods in the Valley, with the highest cost per square foot in Arizona at the end of 2025. Miraculously, none of the neighborhoods have an HOA. And yet, every single yard and house is maintained to an incredible degree of care. Everything in this area is pristine. The properties here used to look like a lush version of Paradise Valley, with flood irrigation watering large, grass-covered properties dotted with old citrus trees. Now most properties have been visited by the redevelopment fairies and have robust second floors and sometimes even basements, with backyards just big enough to maintain the charm. The most noticeable downside is all the power and phone lines crisscrossing the streets and backyards.
